Concrete driveway settling at the garage in a 2010s rebuilt subdivision in Moore, Oklahoma

OKC Driveway Repair Co. repairs, levels and replaces concrete and asphalt driveways in Moore, OK, a city of 62,793 people at the 2020 census that sits between Oklahoma City and Norman. Moore had 24,780 housing units that year, two-thirds of them owner-occupied. Many of its drives are newer than the city around them because so much of Moore has been rebuilt.

Moore driveway problems

Why Moore drives crack, sink and heave

  • Rebuilt-lot fill settling

Lots cleared and rebuilt after the 1999 and 2013 tornadoes often sit on disturbed, re-graded fill that is still settling.

  • Drop at the garage

The first panel sinks on loose backfill beside the foundation while the garage floor stays put.

  • Aprons broken by heavy trucks

Debris haulers and construction traffic cracked approaches across rebuilt neighborhoods.

  • Builder-grade slabs

Fast rebuilds often meant 4-inch drives with thin edges. Ten years on, corners are breaking.

Local conditions

What we see on Moore driveways

Moore's housing has an unusual history. The city had only 1,221 residents in 1960; it annexed 21.6 square miles in 1961 and reached 18,761 by 1970 and 55,081 by 2010. Then tornadoes reset large parts of it. The three costliest tornadoes in Oklahoma history all struck Moore, including the F5 of May 3, 1999 and the EF5 of May 20, 2013, which destroyed entire subdivisions. Those neighborhoods were cleared, regraded and rebuilt within a few years. The new homes and drives went onto lots where the original soil had been disturbed, foundations pulled out, and holes refilled. That fill keeps consolidating for years, and the drives poured on it in 2013 to 2015 are now old enough to show it.

What it looks like on the ground is consistent. The first panel out from the garage drops below the garage floor, because it sits on the backfill strip next to the foundation while the house sits on its footing. Joints open at the street where trench backfill for rebuilt utilities settled. Approaches cracked under the debris haulers and concrete trucks that worked these streets for months. Where the panels are still whole, foam leveling lifts them back without tearing anything out. Where they are broken or pinned against the garage slab, we cut them out, dig out the soft fill, replace it with compacted stone, and dowel the new panel into the old ones.

The rebuild also left many Moore homes with builder-grade drives: 4-inch slabs, mesh lying on the dirt instead of rebar on chairs, and thin edges where cars turn in. On Moore's clay soils those corners are now breaking off. When we replace sections, we pour 5-inch, air-entrained concrete with rebar on chairs and thickened edges. Moore issues its own permits for work in the city right-of-way, and we confirm the city's current requirement before touching an approach. Many rebuilt neighborhoods also have HOAs, and we provide a spec sheet for their approval.

Moore driveway questions

How much does driveway repair cost in Moore, OK?

Most Moore driveway repairs fall between $600 and $2,500: leveling one to three panels with foam, replacing a sunken garage panel, or rebuilding an apron. Full replacement runs about $8 to $13 per square foot, about $3,800 to $6,200 for a 480 sq ft two-car drive. The quote is written and itemized before any work starts.

Why is my driveway sinking at the garage in Moore?

The first panel sits on backfill beside the foundation, and on rebuilt lots that fill is often loose and still settling. A downspout at the garage corner speeds it up. If the panel is whole we lift it with foam; if it is cracked or pinned under the garage lip we replace it on compacted stone with dowels.

Was my driveway poured properly after the tornado rebuild?

Some were and some weren't. Fast rebuilds often used 4-inch slabs with mesh lying on the dirt and thin edges. Broken corners, cracks within a few feet of the edges, and mesh visible at broken spots are signs. We can check thickness at a broken edge and tell you what you have.

Do I need a permit to fix my apron in Moore?

Moore issues its own permits for work in the city right-of-way, and the approach between the sidewalk and street is right-of-way work in most neighborhoods. We confirm the City of Moore's current requirement for your address and handle the permit when one is needed.

Can foam leveling work on rebuilt-lot fill?

Often, yes. Lifting foam weighs only a few pounds per cubic foot, so it adds very little load to soft fill, unlike mudjacking slurry. It works best when the panel is intact and the fill has mostly settled. Where voids are large or the fill is still moving, a re-pour on compacted stone is the more permanent fix.
