Del City driveway problems
Why Del City drives crack, sink and heave
-
Original 1950s drives
Slabs poured in the late 1940s and 50s are thin, unreinforced and broken into pieces.
-
Asphalt patches on concrete
Years of cold-patch fixes over broken concrete leave a drive that is neither, and both fail.
-
Rental repairs
Nearly half of occupied homes are rentals. Trip edges and broken aprons come up between tenants.
-
1999 tornado path
Rebuilt homes along the May 1999 path have drives now 25 years old next to originals from 1950.

What we see on Del City driveways
Del City began in 1946, when developer George Epperly bought a 160-acre wheat field at SE 29th Street and Sunnylane Road with a plan for fifty houses. By 1948 the community had incorporated, and through the 1950s and 1960s it grew as housing for Tinker Air Force Base and the industries around it, annexing Carter Park in 1954 and Midway Village in 1963. A large share of Del City's homes date from that build-out, and so do their driveways. Seventy-odd years on, many are past repair: thin slabs with no reinforcement, broken into pieces, with wood joints long gone and years of asphalt cold-patch layered over the worst spots.
For those drives, replacement is the honest answer, and it is usually smaller and less expensive than people expect, because original Del City drives are often single-car width and short. Replacement is also the time to fix what the original builders skipped: a compacted crushed-stone base instead of bare clay, 5 inches of air-entrained concrete with rebar on chairs, and proper expansion joints at the garage and street. Where only a few panels have failed, we replace those and seal the rest. Asphalt patches come out entirely before any concrete goes back.
Two other things shape Del City work. The city has a large rental stock, so we write scopes a property manager can approve and schedule between tenants. And the May 3, 1999 F5 tornado entered Del City as an F4 near SE 44th and Spiva and cut north through town; the rebuilt homes along its path are a visible cluster of newer construction with fewer large trees, and their drives are now about 25 years old. Del City issues its own permits for approach work, and we confirm them before any job reaches the street.

Del City driveway questions
How much does driveway replacement cost in Del City?
About $8 to $13 per square foot. Many original Del City drives are single-car and short, 200 to 300 sq ft, so a replacement often runs about $1,600 to $3,900. A standard 480 sq ft two-car drive is about $3,800 to $6,200. Old asphalt patches are removed as part of the tear-out.
Can you pour new concrete over my old patched driveway?
We don't recommend it. Pouring over a broken slab with asphalt patches copies every crack and soft spot into the new surface and raises the drive at the garage and street. A tear-out with a new stone base costs more up front and lasts far longer.
Can I widen my Del City driveway while I'm replacing it?
Yes, and it's the cheapest time to do it. A widened or second-car section poured with the replacement shares the mobilization and gives a uniform surface. If the curb cut needs widening too, that part is right-of-way work and needs a permit.
Do you work for landlords in Del City?
Yes. We send photos and a written scope for approval, schedule between tenants, and handle trip hazards and single panels quickly when they are flagged at an inspection.
Who issues driveway permits in Del City?
The City of Del City issues its own permits; Oklahoma City's code does not apply inside Del City limits. Approach and curb-cut work is the part most likely to need one. We confirm the current requirement for your address before scheduling.
