Bethany driveway problems
Why Bethany drives crack, sink and heave
-
Long, narrow drives
Older lots have single-lane drives running alongside the house to a detached garage, with many joints to fail.
-
Aging slabs
Homes from the wartime and postwar decades have thin original drives at the end of their life.
-
Student and rental housing
Near SNU, drives get repaired on a landlord's schedule between leases.
-
Water on the west side
Low ground toward Lake Overholser and the Stinchcomb refuge drains slowly and softens bases.

Local conditions
What we see on Bethany driveways
Bethany was founded in 1909 by members of the Church of the Nazarene and quickly established the school that is now Southern Nazarene University. An F4 tornado struck the town on November 19, 1930, destroying 652 buildings, and recovery was slow until World War II, when defense industries brought workers who made Bethany a bedroom community for Oklahoma City. Much of its housing comes from that wartime and postwar period. Many older lots have a long, narrow concrete drive running alongside the house to a detached garage at the back, and those drives have more joints, more edges and more panels than a short suburban drive, each one a place for water to get in.
Those older drives tend to fail along their length rather than at one spot. Edge panels crack where they were poured thin, joints between the many short panels have lost their filler, and the section beside the house drops where it sits over backfill from the foundation. Replacing the worst panels with dowels and sealing every joint keeps a long drive in service for years longer than leaving it. When a full replacement makes sense, a narrow ribbon drive is a modest square footage, so the cost is lower than people expect.
Around Southern Nazarene University and Southwestern Christian University, a large share of homes are rentals: 46.2% of occupied units citywide in 2020. We send landlords and managers a written scope with photos and schedule between tenants. On the west side, Bethany runs up against Lake Overholser and the Stinchcomb Wildlife Refuge, where the ground is lower and drains more slowly, so drainage gets a look on every estimate. Bethany issues its own permits for work in the right-of-way, including along the 39th Street Expressway, and we confirm them before any approach work.

Bethany driveway questions
How much does driveway repair cost in Bethany, OK?
Panel replacements and joint work usually run $250 to $2,500. Full replacement is about $8 to $13 per square foot; a long, single-lane drive of about 300 sq ft runs roughly $2,400 to $3,900, and a 480 sq ft two-car drive about $3,800 to $6,200.
My driveway runs all the way back to a detached garage. Do I have to replace all of it?
Not usually. Long drives tend to fail panel by panel, so replacing the broken panels with dowels and resealing every joint often keeps the rest in service. We quote each panel separately so you can choose.
Do you work with landlords near SNU?
Yes. We provide written scopes and photos, schedule between leases, and handle trip hazards or single panels flagged at an inspection quickly.
Why does my west Bethany driveway hold water?
Low ground toward Lake Overholser drains slowly, and a settled panel or a slab without enough fall will hold water that soaks the base through joints. Leveling, joint sealing and extending downspouts usually fix it.
Who issues driveway permits in Bethany?
The City of Bethany issues its own permits for right-of-way work such as approaches and curb cuts; Oklahoma City's code does not apply inside Bethany. We confirm the current requirement before scheduling.
